Can modified bitumen be used on a lower addition?
It may be appropriate, depending on the slope, assembly and condition. A lower roof should be inspected separately from the main roof.
Does a coating replace a new membrane?
A coating and a replacement are different scopes. The existing roof must be assessed before either can be recommended.
